Inspect the contract for contingencies
Maintain constant communications with: Seller's settlement agent, your real estate agent, and your lender to satisfy pre-closing requirements/documentation
Arrange for title search and title underwriting
Provide title insurance binders and policies
Arrange for preparation of any legal documents by attorney
Aprise your homeowner's insurance agent with information relative to your lender
Order survey, if required by title and/or desired by customer
Review and explain the closing documents with each and every customer
Witness and notarize signatures for all documents
Prepare signed documents for recording
Deliver documents to appropriate Circuit Court Clerk's Office for recording
Disburse closing funds per HUD-1 Settlement Statement
Scan and store all closing documents and correspondence to secure website for document archival and retrieval
